About Us
Property management by investors, for investors.
Waterways was built by someone who owns investment properties and got tired of watching them being managed badly. Everything we do comes from that perspective.
How We Started
We built the agency we wished existed.
Most large property management agencies treat their rental departments as a secondary business to sales. The result is oversized portfolios, revolving-door staff, and property managers who are stretched too thin to give your investment proper attention.
We started Waterways because we experienced this firsthand as landlords ourselves. We knew what good management should look like — proactive rent reviews, fast maintenance, consistent communication, and a manager who actually knows your property — and we couldn't find an agency that delivered it reliably.
So we built one. With a deliberately smaller portfolio, every property gets the attention it deserves. We manage fewer properties so we can actually manage them.
We focus on the southern Gold Coast — because deep local knowledge of a specific area is far more valuable than a broad presence that spreads too thin.

"Small enough to care. Expert enough to deliver."
How We Operate
Four things we won't compromise on
These aren't marketing words — they're the specific things that make the difference between a well-managed investment and one that underperforms.
01
A small portfolio, on purpose
We cap the number of properties we manage. That's a deliberate business decision, not a limitation. It means your property manager has the time to actually manage your property — not just react to problems when they escalate.
02
One manager, always yours
You deal with one person. They know your property, your tenants, your goals, and your history. When you call, you speak to that person — not a receptionist, not a junior, not whoever happens to pick up.
03
Proactive, not reactive
Rent reviews, maintenance reminders, lease renewals — we bring these to you. You shouldn't have to chase your property manager for things that should happen automatically. If we're doing our job, you rarely need to ask.
04
Investor thinking, always
We think about your property the way an investor does — return on investment, minimising vacancy, protecting the asset, and making decisions that serve your long-term goals. Not just keeping the peace between tenant and landlord.
